Enjoy wonderful skiing, walking and cycling as well as great views of the lake and mountains from the heated outdoor pool at the 5-star Chalet Kalyssia, near Annecy.
This luxury villa is just outside Saint-Jorioz, overlooking the magnificent Lake Annecy. The wonderful view is perhaps best enjoyed from the hot tub, or maybe from the fabulous heated swimming pool, which is available from March 1st right through until November 30th. In spring and autumn it is fitted with a three-sided removable cover, to keep the water warmer and cleaner, so that you can enjoy a swim even on rainy days!
There's more to see inside - this luxury chalet for 11 (10 adults) also has a pool room, a steam room and a wine cellar.
The accommodation is in two parts - the main house has three bedrooms for seven people, and the annexe has two en-suite double bedrooms for four people and a sitting room, making it perfect for a family who enjoy their own space. This area also offers an additional single bed.
The property is just 9km drive from the fascinating medieval town of Annecy, where you'll find a castle, wonderful canal-side restaurants and shops as well as antique and produce markets. If you'd rather stay closer to home, there is a good choice of restaurants, cafes, bars and shops in Saint-Jorioz, which also has a lakeside beach.
If you're visiting in winter, you can ski at the family-friendly ski resort of Semnoz, just 15 minutes away, or the larger Aravis resorts of La Clusaz and Le Grand Bornand, which are an hour's drive away.
The wonderful garden at Chalet Kalyssia is completely enclosed, making it perfectly safe for children and pets to play and let off steam.
About the property...
The luxury accommodation at Chalet Kalyssia is set over three floors. The main entrance on the ground floor takes you into a large changing room where you can store all your outside clothes - and grab a seat on the chairlift while you get ready! There's also a separate WC.
The rest of the floor is taken up by the stunning open-plan living area, beautifully decorated with old wood and soft neutral shades. There are cosy sofas in front of the gas fireplace, a large dining table with room for everyone to eat together, and a stylish fully-equipped kitchen with a breakfast bar and central island. This room also opens onto a balcony with stunning views over the lake and the mountains and a series of terraces, with a barbecue area, sunbeds, hot tub, playhouse and swimming pool.
You'll find the stunning master suite, featuring a king size bed, and en suite with a glass shower on a mezzanine area overlooking the living room.
There are two more bedrooms on the lower floor - one is a double with an extra single bed, and the other is a large double with a shower room. There's another shower room in the leisure area - work out in the gym or relax in the steam room or spa bath. At the other end of this floor is the wine cellar, where you can share a bottle with friends.
The fourth and fifth en-suite double bedrooms can be found in the annexe, which also has a large living room with a snooker table, sofas and an additional single bed (please refer to our floor plan and photos). It's an ideal space for a family who would like their own privacy.
The garage has room for one car, and there's also room to store skis and bikes. More parking is available outside.
About the area...
Saint-Jorioz, near the medieval town of Annecy, is one of the many beautiful lakeside villages that are dotted around Lake Annecy. It has a good selection of shops and restaurants, as well as a beach and a lakeside footpath - a great option for walkers and cyclists.
There are more shops and restaurants in Annecy. On a sunny day, enjoy a leisurely lunch at one of the canalside restaurants and watch the world go by. There are also some delightful independent shops, three weekly produce markets, and a monthly antiques market.
If you are staying at Chalet Kalyssia in the winter, you can ski at the small, family-friendly resort of Semnoz (26km), where you can buy a lift pass by the hour. It's a great way for beginners to find their ski legs. The resort of La Sambuy, near Seythenex, south of Lake Annecy, is less than an hour away and has 10 pistes ranging from green to black. The Aravis stations of La Clusaz, Le Grand Bornand and Manigod are all less than an hour away, and offer 220km of superb skiing between them.
In December, Annecy gets the festive spirit, with Christmas markets, concerts and an open air ice rink. In February, there's a Venetian carnival, when hundreds of masked and costumed figures parade around the cobbled streets and bridges posing for photographs.
In the summer, the town has something for everyone - a romantic old town steeped in history, fine dining, boutique shopping, watersports, mountain activities and picturesque villages to explore. Take a cruise on the lake, or pick up some local specialities at the Sunday food market.
If you have a little more time and energy, enjoy a round of golf or hire bikes and cycle the 44km route around the lake. The more energetic might prefer to tackle the mountain routes, which often feature in the Tour de France.
Annecy is also the paragliding centre of France and it’s an adrenalin-filled way to get a whole new perspective on the city.
As the summer turns to autumn, the city celebrates the return of the animals from the pasture (Retour des Alpages) - local produce is the star of this popular festival, when the streets are packed with folk bands, food stalls and cows. Other dates for your diary are the Festival International du Film d'Animation in June and the Lake Annecy marathon in April. Even if you're not running, it's a great spectacle and the atmosphere in the town is buzzing!

The heated outdoor pool is available between March 15th and end of All Saints' Days holidays. From March 15th to May 1st and from September 30th to November, the pool benefits from a removable cover allowing guests to use it despite bad weather.
Pets are not allowed in the bedrooms.
The property is equipped with an exterior security camera pointing at the entrance of the house and car park. It can be turned off during your stay at your request. There is no other camera inside the property.
Note: the garage is not available between May 1st and September 30th (the pool cover is stored there).

The 5-star Chalet Kalyssia in Saint-Jorioz is a very unique property - sleeping 11 (10 adults and a child), the accommodation is split over two buildings.
The main chalet has three bedrooms sleeping seven, with three bathrooms, and the annexe has two double en suite bedrooms, as well as a great family living room with a billiard table and games. The layout makes Chalet Kayssia the perfect choice for two families who want a holiday together, but still need their own privacy.
However, when you want to get together there's plenty of room, both in the main chalet and in the huge games room in the annexe.
We think Chalet Kalyssia has all the luxury ingredients for the perfect holiday - there's a heated pool (March to November) and an outdoor hot tub with stunning views over Lake Annecy and the mountains. With sunbathing on the deck, a barbecue and plancha grill, it's going to be difficult to tear yourself away!
But there's so much to explore in this area - the medieval town of Annecy is just a 10-minute drive away, and offers great markets, superb restaurants and interesting independent shops, as well as a year-round programme of entertainment.
In summer there are top class golf courses around the lake, as well as a great choice of watersports and beaches. There's also great hiking and biking in the Bauges.
In the winter, the ski resort of Semnoz is just 30 minutes away, and you can get to the ski stations of La Clusaz and Le Grand Bornand in an hour.
You'll need a car when you stay at Chalet Kalyssia but it's only 2km in to the village of Saint-Jorioz, and your nearest restaurants, shops and supermarkets.
With all this, plus a wine cellar and a leisure area, we think Chalet Kalyssia is going to be a popular choice all year round - there's always something happening within a short drive and so much more to explore if you venture a little further.

I love being in the Alps, and had been looking for a house which was both close to my home town of Annecy and surrounded by nature. The discovery of Chalet Kalyssia fulfilled all my expectations.
The location is exceptional, in the higher area of Saint Jorioz, one of the splendid villages on the edge of the lake, just 15 minutes from Annecy and 20 minutes from the ski staton of Semnoz.
It is in the heart of the Bauges natural park, in a forest setting opening on to a meadow. There is a 3500m2 garden, which is fully enclosed, with a breathtaking 180 degree view of the lake and the surrounding mountains.
The chalet was designed so that all the rooms enjoy this stunning view. The huge wooden terrace is an invitation to admire the wonderful Alpine countryside, which changes from day to day, according to the seasons and the weather.
Huge windows, stone walls and real old wood are everywhere, and help to make the chalet feel cosy and welcoming.
With the help of my family, I carried out extensive work on the chalet, which has grown from three to five double bedrooms, each with its own television and bathroom. There's also a family room with a games area and a home cinema.
The wifi network has been extended, and electric curtains have been added. The heating system and the insulation have also been enhanced.
We have landscaped the area overlooking the lake, creating areas for play and relaxation; the terrace has been extended, a petanque piste has been added, as well as an outdoor spa. Swings have also been added, to complete the heated pool.
We took particular care in furnishing and decorating the chalet with unique pieces that all help to make Kalyssia such an exceptional chalet.
Whether you are coming to enjoy the turquoise waters of Lake Annecy; to walk or ski in the Bauges; to stroll around the countless alleys of old Annecy; or just to relax in your private haven, Chalet Kalyssia is the ideal place for an unforgettable holiday.
